A new chapter in luxury later living is coming to South Queensferry, as CCG (Scotland), in partnership with Northcare (Scotland), begins construction of a 60-bedroom, purpose-built care residence set to open in early 2027.
The development marks the introduction of the Northcare brand to the area - bringing a new standard of care that blends exceptional clinical expertise with a truly hospitality-led living experience.
South Queensferry Manor by Northcare will offer 60 private en-suite bedrooms, providing residential, nursing and dementia care within an environment designed around comfort, dignity and everyday living.
More than a care home, the residence has been carefully designed to feel like home - warm, welcoming, and built around the people who live there. Residents will benefit from a range of lifestyle amenities including a private cinema, hair and beauty salon, Brasserie and beautifully landscaped gardens, all created to support connection, independence and quality of life.
The development reflects growing demand for a different kind of later living - one that combines the reassurance of outstanding care with the experience of a high-quality, thoughtfully designed environment.

The project builds on CCG’s extensive experience in the care sector. The construction and manufacturing group has delivered various complex care developments across the country, with South Queensferry set to the first delivered on behalf of Northcare Scotland.
