Ascot Lloyd consolidates Glasgow operations with move to 145 St Vincent Street

Financial planning group Ascot Lloyd has taken 6,414 sq ft of newly refurbished office space at 145 St Vincent Street, bringing its central Glasgow operations together under one roof for the first time.

Global real estate advisor CBRE advised landlord Robt. Jones Holdings on the letting, which sees Ascot Lloyd extend its existing seventh-floor suite to 4,241 sq ft and expand into a further 2,173 sq ft on the third floor. Both spaces have been refurbished to CAT A specification.

The deal follows Ascot Lloyd's recent acquisition of Aberdeen Financial Planning, which was already based on the seventh floor at 145 St Vincent Street. Ascot Lloyd extended the lease on that suite, added the third-floor space, and relocated its wider Glasgow team from their previous base in Blythswood Square into the building, consolidating the combined team in one location for the first time. The letting represents an investment into one central space that aligns with Ascot Lloyd's ambitions as a business and marks a further expansion and improvement of the footprint at St Vincent Street.

The building has been extensively refurbished to meet the evolving needs of the workforce, including a dedicated showers and changing facilities and a rooftop terrace. Ascot Lloyd shall carry out a refit of their current seventh floor space and new fit-out works of the additional third floor space to provide a high-quality environment for its staff and clients alike.

Joanna Meager, Head of Transformation at Ascot Lloyd, said: “Bringing our new colleagues together with the rest of our Glasgow team in one central location gives us the right environment to meet both our people's needs and our clients' expectations as we continue to develop and evolve our offering.

"This investment reflects our ambitions as a business. The space at 145 St Vincent Street matched our aspirations and is now our fourth office to be fitted out to our latest specification in recent months, underlining our continued commitment to investing in our people and the spaces they work in across the business."

Martin Speirs, Director at CBRE, said: “Ascot Lloyd's move is a clear signal of confidence in Glasgow's office market, and a strong indicator of the calibre of occupier that St Vincent Street continues to attract. In a market where businesses are being more selective about where and how they occupy space, this letting reflects a wider shift towards high quality and well-located offices. We were pleased to advise Robt. Jones Holdings in securing a strong occupier of this scale for the building.”

Chris Ross at Robt. Jones Holdings, said: “This letting reflects the strength of demand for high-quality, well-located office space in Glasgow city centre, and reinforces our confidence in the building following its refurbishment. Ascot Lloyd is exactly the calibre of occupier we set out to attract when we invested in the space, and we look forward to welcoming their expanded team to 145 St Vincent Street.”

CBRE and Savills are joint letting agents on 145 St Vincent Street.
