Industry: Construction / Built Environment

About the organisation: Drum Property Group is an award-winning property development, investment and management group operating throughout the UK. Drum is committed to a sustainable approach to development, delivering energy efficient buildings. Developments in Glasgow portfolio include the G3 Square residential development and the new Barclays Glasgow campus.

Key sustainability highlights at G3 Square

  • Combined heat and power plant will provide renewable energy to G3 residents
  • 30% saving in carbon emissions by using a community heating network
  • Less virgin materials and resources are needed, thanks to a centralised boiler

In detail

One of Drum Property Group’s recently completed residential developments is G3 Square, a group of three residential buildings situated directly opposite the SEC and Hydro in the Finnieston area of the city.

With a commitment to making each of their developments as energy efficient as possible, the development of G3 Square has been no exception. For the entire development, a district heating system provides the heating and domestic hot water generation to each of the apartments.

A local gas fired combined heat and power plant (CHP) operates as the lead heat source for the buildings to provide low temperature hot water to heat the buildings and provide a low carbon source for electrical generation.

All of this heating and hot water for the G3 Square development is delivered by a centralised boiler plant, based in the development’s car park, meaning flats do not have the need for individual boilers built in. Through one centralised boiler, less materials and resources are used (e.g., for the individual boilers and pipework) compared to a traditional approach of one boiler per property.

So how does this district heating system support climate change and a better future for residents?

Using the CHP and a community network means a 30% carbon saving to traditional boiler systems. It could also save residents an average of 28% on their heating and hot water bills.*
